In general, your home’s roof should last you around 20 to 25 years. But if you’ve noticed some major issues with it, then it may be time for a replacement, regardless of how old (or new!) your roof might be.
In some cases, you might be in a position to change things around a bit. So you might want to know what your choices are!
Here are the types of roofs you can choose from if you’re looking for a replacement.
Asphalt
Asphalt is one of the most common types you’ll find in the roofing industry. This is because they’re versatile and durable in all sorts of environments and weather conditions. Asphalt is also a very affordable material.
However, while it can withstand high winds, it can’t handle extreme winds, nor can it handle cold weather. A way around this is to get specialized asphalt shingles, which cost a little more.
In general, asphalt lasts around 20 years, which is on the lower side of lifespans for roofing materials.
Concrete and Clay
These are energy-efficient materials that also withstand heavy weathering. This means that if you get things like hurricanes, tornadoes, and/or high-speed wind in your area, this is a great option.
Also, concrete and clay tiles are fireproof and can last up to 50 years. In addition, you won’t have to worry about rot or insect damage, plus there’s very little maintenance involved!
However, these tiles are some of the most expensive ones to get. Also, they’re hard to install and can break off easily if the right pressure is placed.
Built-Up
Built-up roofing is ideal for those who get a lot of foot traffic on the roof, such as on a roof-top deck. This type of roofing is actually made of several parts: asphalt, tar, and adhesive. Do note that you can only get this on a flat roof.
This is another low-maintenance, fire-resistant type of roof. However, it does cost a bit more and there are hazardous fumes released during installation. Also, the sun’s harsh UV rays can break down the materials eventually.
Built-up roofs have an average lifespan of 25 to 30 years.
Metal
Metal roofs are some of the most durable roof types around. They can last around 60 years and they’re not just fire-resistant, but also wind-resistant too.
Of course, this comes at a price: metal roofs cost up to 3 times more than all other roofs. Also, metal expands and can be noisy with inclement weather.
